What are the best renovations to make in a small condo?

I bought a small condo conversion last year in a very desirable neighborhood. I intend to live in it for a while, but I would also like to spruce it up while I am here and possibly add some value. I know in houses it's a good idea to invest in the kitchen and bathroom, but does that hold true for small condos? What are the best types of renovations to make? The condo is pretty basic right now - carpeting, simple fixtures, very basic kitchen with an old laminate countertop. I would prefer to renovate wisely.

  1. I have a condo like you describe. We changed the vanities and tops to granite and installed tile and electric heated floors in the bath. The kitchen was so small, it did not cost very much to install new cabinets, floors and tops. New lights in the dining area made a big impact. We found the biggest pain in the neck was the time it took for the kitchen granite to be fabricated and using a temporary sink. So get one contractor to do all the work and coordinate the time line.

I live in a condo and we were thinking of doing the same thing. i know new carpets/ flooring will increase the value along with any new appliances and new cabinet. things like counters won't increase the value a lot though. i am curious to see what other people think too as i am in a similar position.   3. Do you kitchen and bath over. They will give you the most for your money and make you feel good. You can go high end on the counter tops and the tile in both. Remember, what is popular today will be old later on. Remember tiled counter tops? Rule 1 go with what you like. It sounds like you're on your way to a great investment. Good luck!
