modular homes vs building a home which is better right now?

In terms of quality and pricing. If you have experience's to share that would be great to. Thanks a lot :)

  1. The quality would be the same, the difference would be in the price. It is cheaper to have the walls built on an assembly line and taken to the site and then nailed together on the foundation and floor than to have someone cut them on the site and nail them together on the site. The problem is modular homes have a limited number of floor plans and exteriors to pick from because the machinery on the assembly line have only so many settings.. Site built can have any floor plan and exterior you want.

I'm not an expert and you should try to go out and price both to be sure, but I've visited a modular home place before and truthfully, I felt that the designs were a bit odd and the finishes felt a bit cheap for the price. Once you add in the cost of land and running your utitlities and curbing and driveway, it didn't seem like a huge savings. Then when you factor in the resale value of a modular home vs. a traditional home that is typically built in a subdivision, I didn't think it was worth it. With today's real estate market, and no end in sight to the depreciation of property values, any purchase is risky. If you don't plan to live in the house for at least 3-5 years, you should do a traditional house and you'd never recoup the cost of a modular home in such a short time. In todays market, you should buy what you truly WANT to live in and pay off cuz you might be stuck there for a while.
  3. you are probably still talking about at least $120,000 for anything over 1200 sq ft PLUS the cost of the land - you still have to put in a foundation and get water and sewer hookups and if those are not available, then you have the added cost of drilling a well and putting in a septic system
