whats the average hourly rate for a contractor who does entire renovations except electrical and plumbing?
Im looking at getting some renovations done to my house.. Bathroom, basement, kitchen, bedrooms. Just wondering what the average hourly rate would be for a jack of all trades contractor to do everything from start to finish except any electrical or plumbing work. This would be the one contractor doing everything. hourly rate for just one person, or PER person he has working with him. Thanks in advance!

- That depends upon where you are. For example, I'm an Australian living in Thailand so I can give you both Thai rates & Australian rates. Thai rates - 300 Baht per day. (30 Baht = AUD$1.00) Australian rates - between 30 & 40 Australian dollars per hour.
- i'm guessing that he is not a lic. contractor, so a good avg pay scale would be $ 20.00 per hr....a lic. gen. contractor would get about $75.00 per hr......make sure he gets a permit and u get a contract..... lic. gen. contractor
- A contractor does not work for hourly wages! They give bids. They are taking on the responsibility of guaranteeing the job is done right, (you could sue him)furnishing tools, and ins. Which is overhead for him. Only an idiot contractor would work by the hour unless it like $200 a hour. Remember GET IT WRITING.
- I do all that, plus the electrical and plumbing. My usual rate is $60 hr. I think thats a fair rate. I am licensed, bonded and insured
- Most contractors I know who are licensed bonded and insured bill in the neighborhood of $80-100 an hour per worker. Yes, we do work by the hour, it's called "time and materials". Depends a lot on what area you live in.
- as a general rule you will be much better off dealing with a contractor that uses a flat rate system. I am real leary of the hourly rate guys. Trust me, try to find someone who will charge for the job, not for per hour/how long they take their sweet time on something
- I am a contractor, and work either way, if i give a fixed price for a project I load it up, because I am carrying all the risk. For an hourly rate in the Northern Virginia area I charge $70 per hour, for myself, I charge my staff out at $40 per hour. This is what I offer some of my clients who wish to pay by the hour, I give them a rough estimate upon how long the project should take, according to what I can see, I make it very clear and confirm in writing that if sub floors need to be repaired, additional work that may be required to complete the project to meet with code and provide quality workmanship, the original time frame, could change significantly. I then give the client, customers a get out clause, that states if for any reason the customers is not happy with the progress of the installation, they will pay me for all hours that have been worked, and have the right to fire me without notice. This way, the customer feels secure in the knowledge I am going to work with their interests at heart, I also make it very clear that if the customer wishes me to purchase materials upon their behalf, I shall be willing to do so, but charge a 25% handling fee upon the final cost of the materials. I do not charge my hourly rates to go to the stores. Go to Home Depot, Spend two hours picking stuff up, and then using my trucks and labor force costs me money, I have to pass these cost factors onto my customers, in order to maintain my business. I work fair with all of my clients, and everyone knows where they stand, if I see my staff not doing their job properly, I make it very clear in front of the customer and staff, and say things like, I am paying you by the hour to work, and I expect you to be working, and so does my Customer. Time is money, and it's very important to all parties, progress is made. I am licensed and insured, and all of our installations and remodeling projects conform to local and state codes. I hope this information shall be of benefit to you. I realize that some people will read this, and think I charge too much, we get a lot of work done each day, and I have yet to find a single customer who has complained about our quality of workmanship and dedication to being professional.
