New Home restrictive covenants! Builder approval for extention or conservatory...? This question relates to a covenant in my new home deeds that requires approval from the builder (Persimmon) for my plans to build and extension and a conservatory on my property. I bought the house new in 2003. My questions are: Generally, do such restrictive covenants have a limited period? (I can't see any mention of a period in my deeds...) Is it sensible to ignore this requirement? Is the charge for consent reasonable - £530? Does anyone know of cases where people have had problems caused by ignoring the deeds; i.e. house sale issues or legal action by the builders? Regards MM. Hi and thanks for the replies to date. I have verbal approval from their tech' dept, but I cringe at the cost, esp' as my local council charged only £150, which included a site visit! Ah well! Regards MM
Going to work with a puppy? My girlfriend and i have been offered the chance to get a German Sheppard Puppy in four weeks time, when it will be 8 weeks old. The puppy will be free, i know some people will be thinking why?! Well there is a local breeder who lives on a farm, recently she has had several litters and she needs to get rid of them. She doesn't want to sell them cheap as anyone could buy it and mistreat it and selling for £500 will take ages for them to go. So i work 9-5 but i work 5mins from my house which is a 3 bed with a big conservatory that is safe. I would be able to come home at lunch for whenever or i could get the other halfs mum who lives 10mins away to come in the morning then i could come in the evening instead of lunch. Im not interested in people that are living in a fairyland as i know many people who work with dogs, as rude as it sounds. Im interested in people in similar situations and how they have managed. The dog will be given the run of a conservatory/extension, being walked in the morning and evening as we both have an active lifestyle and we enjoy excercise. The conservatory is about 6x3m, sealed from the elements with a tiled floor so i think it is ideal. I will probably take a week or two off work just to make sure everything is ok but i will not spend all day with it as when i go back to work i dont think it will be good. What do ya reckon, i still need to get a crate? or the conservatory is sufficient? I know a crate can help training so might be best to have it in the anyway. I do have a yard or garden as we call them in the uk. A conservatory is basically an extension to the house with a glass roof. The conservatory is a good temperature so that should be ok. We have been told the lady is a very caring lady, she is KC registered. The reason is because she has many other animals to look after. 8 weeks is when they will need injections so she will have to pay for 12 too!
Bovis restrictive covenants-are they enforcible? We moved into a new Bovis Home in Bedfordshire which has a restrictive covenant extending over 10 years, commencing in June 2003. This prevents us from putting an extension on our house. We can see the point of such restrictions when the builders are still on site and we have heard of other Bovis covenants lasting for 5 years, but 10 years seems excessive. We now wish to add a conservatory to our house and, although we could go through the formality of asking permission from Bovis and paying an appropriate fee, is there any point? Are such covenants really enforced or could there be complications later when we sell?
