UK: Who is responsible for drawing up the plans of an extension and submitting it to the local planning board? Is it a building surveyor, a building consultant or an architect? We have a Grade II listed cottage and we want to extend at the rear and slightly at the side. There is already an extension at the rear on ground level and we want to build above that and to the side. Although we live in a conservation area, we feel we have a good chance of getting plans approved, however we're a little bit unsure who you're supposed to approach to draw up the plans. Can anyone help with some advice?

Incorrect house extension plans.? House plans for an extension have been passed by the local council and the architect has been paid. It has now come to light that the architect has measured incorrectly and we have to reduce the size of the house because of the boundaries. Will the architect be liable for any costs which will be charged for the changes.

Adding a basement to new extension plans? Hi, We bought a 3 bed semi last year that had planning for a extension to the side. The more and more I think about it the more I would like to put a basement under the new part when we do it. I am not sure how to go about this. We still need to get building regs done for the plans we have had passed and our aim is to do that this year and possibly start the foundations too. The rest will follow next year. I have no idea how much any of this will cost. How do I go about finding out estimates for a basement? Would I have to get new plans drawn up including a basement, and then building regs done on those? I wouldn't want to spend lots of money to find out that we couldn't afford to include a basement. Who knows whats happening with the Celtic Park extension plans? Do we have designs options for this yet? will it be happening in the next few years when construction costs should be at a minimum? Extension - Do I need planning permission? We would like to extend our kitchen and bathroom on our bungalow, the extension would be one storey and would not be viewable from any road as our garden backs onto fields with 60ft trees between. Is it bad to plug a refrigerator to an extension cord that's ground prong has been removed? My wall outlet doesn't have the 3rd prong thingy so i removed it from my extension cord, and plan to connect a small refrigerator. Not those huge ones. A small office one. Bad idea?

Why file for an extension if you are charged for filing late anyway? In the process of getting married, moving across the country and having a baby all in the recent months, our life has gotten a bit unorganized. Can i wire lgiht sockets to an extension cord? I was gathering information on how to build a reptile cage, and one of the obsticals would be lights/heat. Would i be able to wire a light socket or 2 to my cage using an extension cord as a sourse of power. I am planning on cutting the extension cord and then after wiring in the light sockets, planning on connecting the positive and negative ends to the extension cords and securing it with electrical tape. Would this be a bad idea? I cant find any information on how to wire 2 light sockets using a plug in type of method. Before you all think im crazy, i have a heat lamp for my reptile alright and it basically looks like a socket, with a metal dome over it and a cord running into the electrical socket. There doesnt seem to be any device but the socket regulating the flow of electricity so i thought i could do the same. Well the thing is its going to be a custom cage. i cant have the huge domes sticking outside the cage. i have found light sockets that are safe for the cage im going to build. My only problem is it doesnt come with a way to just plug into an outlet. I would just like to know how i can wire it to use it to plug into a wall or something. The sockets do not come with plugs to were i can plug into a wall or surge protector. Its not the couple of bucks savings part that im concerned with, its the whole DIY. When a neighbour is building an extension, is it a regulation that they have to be 1mtr from your boundary? I live in a semi - detached property where mine and the neighbours drive sit alongside each other. They are planning to build an extension covering their driveway, however is this legal to be right up to our boundary. Also if they have a window on this extension that overlooks our property, will this, in future, affect the value of our property if we were to sell. I have undertaken an extension to my semi. Its gone wrong. Who s to blame? I followed the correct building procedures. Architect, Building regs, and Building inspections. Unfortunately after heavy rain the seperating garden retaining wall collapsed. The section that collapsed is 10ft high 2 ft thick and 25 ft long. The builder states he followed the architects plans. My suspision is that he didnt and has undermined the wall. However , should the architect be to blame for not appointing a Structural engineer at planning stage. Should the builder have stoppedwork when he started to undermine the party wall. To complicate matters the builder lives in the house next door! Lifes never simple! Therefore it is in his interest to sort it also. We are talking 30 tonnes of stone moved yesterday. Now no possibility of extension due to funds. It now materialises that the builder is uninsured despite having told me to the contrary. existing wooden built extension to house? we are buying a house which has an existing lean to extension made from wood and a polycarbonate roof.It has been up 6 years and as far as we are aware,it did not need planning permission.Can anyone tell me iff there is a legal length of time that it has been there so there should be no problems with authorities(UK).Thankyou in advance thankyou jeff,would it have needed building regs in 2006 do you know?

if i extend and during my extension we get orders to get deployed, do i get stoploss? Can I get insurance to cover me against claims from neighbours if building my extension damages their property I am planning a large single storey L shaped extension for my house. The walls go right to the perimiter and there is only about 1 metre between my neighbours house walls and the walls of my proposed extension. I have rang my home insurer, who gave me the run around for 30 minutes before I finally conceded defeat. They said that the builders insurer would cover damage and that if they would not the neighbours insurer would, but I am aware that as the homeowner I am personally liable for any damages that occur. Should also add I am in the U.K golden wheeler, you misunderstand the question. I have asked the architect about it and he said exactly the same as you. I am also a law student however and am aware of my liability if, for example, the builder went into liquidation to avoid the claim (this happens more often than you might think). All I want to do is insure agianst my personal liablility in this event, I am fully aware of what insurance the builder themself should have.
Service plans for new 2009 Subaru Forester worth it? The saleswoman at the dealership is urging me to go with warranty extension, platinum shield protection and vehicle protection. How do I calculate the strain/extension of cable - diameter/length/force applied +Youngs modulus are known? I am struggling with a question for an OU assignment - I'm absolutely knackered and I've spent ages wrestling with it so this is a last resort. I'm not going to give the values involved, because I don't want the answer (it would feel like cheating). If I'd had more forethought I would have read the questions well in advance and had plenty of time to get pointers for the things which (like this) I'd struggle with. If I know the Young's modulus of the material in GNm-2; If I know the length and diameter of the cable; If I know the force being applied through the cross-sectional area of the cable (having known the weight loaded onto the end of it); How on earth do I find out what the strain (as a percentage) and the actual physical extension would be? The above is all the data available, there is nothing else at all which is quantitative. Please advise - even a general hint would be much appreciated at this stage. I've learned a lesson in planning ahead whatever the outcome...!
Building an extension on a leasehold flat? We own a leasehold first floor flat. We want to build a small extension to the back of the flat. We have contacted our landlord (the freeholder) who won't give a definite yes or no and has re-directed us to his solicitor. We are worried that if we get plans drawn up etc (which is expensive) he might just say "no", but will want to see these plans before making a decision. I wondered if anyone knows what rights we have to get this extension done? If the freeholder says "no", do we have any right of appeal? Has anyone else been through the same thing? NB the freeholder also owns the flat below us (there are just two flats- ours and his).

New Hobart Handler 187 welder, need help making extension cord? I just got a new HH 187 and I can not use it yet.
