Anyone know the (uk) law? - Building extensions? My neighbour has recently built a small 'roof' over his bay window and along the front of his house up to ours (adjoining semi). The roof is actually now fixed against our wall (our house sticks out about 2 feet more than his) and the guttering end piece is over my property. He hasn't asked me if this was ok, where do I stand on this matter, Thanks
Building upperfloor extensions? I'm thinking of buying a property in Norfolk. The kitchen is an extension in itself but I need to build another floor on top of that for a bathroom and bedroom. Permission was granted for this sometime ago but has now lapsed (I don't know when). Are there any pitfalls ahead that I should lookout for?. The kitchen ext. is 25 years old. It's not a listed building, but a 200 year old cottage.
When a neighbour is building an extension, is it a regulation that they have to be 1mtr from your boundary? I live in a semi - detached property where mine and the neighbours drive sit alongside each other. They are planning to build an extension covering their driveway, however is this legal to be right up to our boundary. Also if they have a window on this extension that overlooks our property, will this, in future, affect the value of our property if we were to sell. I am thinking that if any future buyers of our property where to consider extension building, would this prevent doing so??
What size gap should be left when building an extension next to an existing extension? Our neighbour has just built their extension next to our existing extension. They haven't joined their extension to ours (party wall) - but have left a 2 inch gap. They have joined felt from their roof to the sides of our extension facia. No permission was asked what-so-ever. We are now worried about damp problems and now not being able to maintain that side of our building. Should we be concerned?
a building extension question? hi we are thinking of doing an extension but have no idea of cost, would anyone have a rough idea. we want to build a main bedroom, ensuit and small lounge attached to the main house. we have plenty of land, but need an idea on the cost aspect, what a builder would charge,materials,planning cost plumbing etc.
Home extension building regulations - building close to/over public sewer. What is classed as a public sewer? I'm trying to sort out this application form that arrived the other day about building close to or over a public sewer. The guidance notes say that you only need get approval if you are building within three metres of a public sewer. My L shaped extension will cover over part of the drain running from the soil stack out towards the outlet on my neighbours property, the entire run from the back of my house to the middle of the manhole cover is some 6 .7 metres and the rear part of my extension is only going to be 2.8 metres wide which, if this is not classed as a public sewer, will mean I don't need permission. Basically what I want to know is which part of the drains is classed as a public sewer? Thanks intelly gent, I know what you are saying and I was not going to. I have an appointment with a severn trent rep next Thursday and am just hoping to get a bit of background info from anyone who has been there!! With regard to your version of the public sewer, our drains run at the back of the house to the end of the terrace with each house feeding into it, mine is the first of the run and as such I have no one else's waste running through my property (hence the confusion)
How to go about planning and building my extension? im looking to build an extension on the side of my house but i have no real idea where to start or the costs involved in planning permission and what not? whats the first step and how much does it cost up to where the couincil tell you if you have been granted permission or not? cheers
Where can I find the building laws for a building extension I live in Brooklyn NY and my next door neighbor (semi detached house) connected to me is building and extension off his back room that is huge, he said he has the permits in place which I believe is the case but where can I find the laws regarding the maximum size and such. Alll I see when I look out in my yard is the extension.

Has anyone used polish workers for a building project, and how did it work out? I need an extension building, but all the builders locally are giving me ridiculous quotes, and are obviously not in need of the work, even turning up to give a quote seems to much hard work for them! I have accomodation(free) to offer, and I'm told that workers from Poland are reliable and nice people too! any experiences out there?

Does building insurance cover Settlement Disruptions after New builds ? I had a new extension built on the groud floor 4 yrs ago. Since it was built I have noticed signs of the floor moving - including loose floor tiles and kitchen units moving. It has caused alot of disruption and will cost thousands to fix. Is this something I am covered for with standard building insurance ?
I build extensions does the smoking ban cover this ? I build extensions , does the smoking ban on the 1st july cover this ? it says open spaces are not included but its a work area , with this ban is it only when the roof , doors or windows are fitted ?? not sure what to do
what qualifications are needed to make building plans.? I'm interested in a career drawing up building plans for extensions or houses, i've been building for 7 years and i'm aware of the main building regs and planning law can anyone just make a plan and submit it to the council and provide for the contractor. could i train myself and get some software and make a plan for someone else or do you have to be certified by law.
What happens if retrospective building consent was given falsely? We brought our house five years ago, it has an extension which is not well supported, when we had a builder look at it they found a lot of problems. Its not a massive extension. When we brought the house they had no planning permission to build the extension but got retrospective consent from the council. I'm guessing they should not have been able to get this consent, as if the building was properly looked at they would have seen its faults and not allowed it to be sold without it being put right? Does anyone know if we have any rights to sue the council, or what else we could do? Many thanks! x
Building an extension on a leasehold flat? We own a leasehold first floor flat. We want to build a small extension to the back of the flat. We have contacted our landlord (the freeholder) who won't give a definite yes or no and has re-directed us to his solicitor. We are worried that if we get plans drawn up etc (which is expensive) he might just say "no", but will want to see these plans before making a decision. I wondered if anyone knows what rights we have to get this extension done? If the freeholder says "no", do we have any right of appeal? Has anyone else been through the same thing? NB the freeholder also owns the flat below us (there are just two flats- ours and his).
Whos responsible for building regs and planning permission? I have had a builder do work on my home: i.e. replace a floor and build an extension. However he has not applied for building regs so it has not been inspected. How do I properly run an extension cord to an outside building in my backyard? An electrician friend of mine suggested running an extension cord to an outside building my husband built. No permanent power is allowed without a permit. So I want to know if this is safe and I was thinking about digging a ditch in the lawn to hide the extension cord. What wouls I house the cord in? Can I get insurance to cover me against claims from neighbours if building my extension damages their property I am planning a large single storey L shaped extension for my house. The walls go right to the perimiter and there is only about 1 metre between my neighbours house walls and the walls of my proposed extension. I have rang my home insurer, who gave me the run around for 30 minutes before I finally conceded defeat. They said that the builders insurer would cover damage and that if they would not the neighbours insurer would, but I am aware that as the homeowner I am personally liable for any damages that occur. Should also add I am in the U.K golden wheeler, you misunderstand the question. I have asked the architect about it and he said exactly the same as you. I am also a law student however and am aware of my liability if, for example, the builder went into liquidation to avoid the claim (this happens more often than you might think). All I want to do is insure agianst my personal liablility in this event, I am fully aware of what insurance the builder themself should have.
Are there legal limits on noise and disturbance by neighbours building & DIY activities? Neighbour has been demolishing walls, and building an extension, using heavy duty machinery and tools in the process, creating excessive noise and dust. This has been going on for over 2 months now. It started between 8 am and 4 pm, 5 days a week. In the last 3 weeks this has increased to 12 hours a day 7 days a week. Do the neighbours on either side have any legal recourse. I am currently renting a house and the owner started building an extension. Is this permissible by law? The owner started remodelling the house, adding an extra room by stating that he is allowed to "make repairs" to the house at any necessary hours. Its is disturbing my life immensely. The noise is driving me crazy. I would like to know if this is permissible by the law? The only part used as the rental agreement was "Tenant will permit owner at all resonable or necessary hours, to enter upon the premises for the purpose of making repairs." I am renting in the state of MN. The owner currently tore down the whole room upstairs to build 2 bedrooms. I live on the ground level.
how essential are structural calculations for an extension I am building? I gave my builder the only copy i had of the structural calculations. He has lost the paper. I am trying to get hold of my architect to resend this file but cannot reach him. How important are the "structural calculations" ? what are they? can you get by without them? ?building a single storey extension im looking for a new method of foundation were i dont need to go below 2ft hi all once again thanks to all that have answered my Qs....im building a single storey extension...however the guy next door wants a party wall agreement if i go below the foundations of his house which a very shallow only 2ft deep....to avoid this i need a method of foundation that will not go below 2feet that the council will approve and that will get me out of this party wall agreement....the soil in quite tough...and i have been advised by my council that in some case 800mm is enough for foundations but there general rule is 1 metre PLEASE HELP AND THANKS

How do building rail systems, airport extensions, roads and bridges create jobs? Seriously, do people really think this way? They call it pork, I call it 3 million jobs. What's not to like in the stimulus bill? Sure, i will agree, there is a very small percentage of items that provide no real benefit to the economy, and I wish they weren;t in there, but those things are on EVERY bill that goes through Congress, aren't they? So what is their not to like? Obviously, millions of jobs will be created through these public works projects, which will shatter the unemployment rate, and help out those that need the most help: the unemployed.
Neighbours building extension problem.? My next door neighbour is going to build an extension that will severely limit the light to my property. I have spoken to local planing officer etc but apparently it is a legal issue as the extention is too small to need planning permission. How are fusion extensions on ethnic hair? Okay so Im Black, and I was thinking of getting fusion extensions in my hair. I always see girls of other races with them and they look SOOOO versatile which I love compared to the traditional sew in method that we usually get. So, heres my question, does the bond hold up as well on black hair? Obviously we dont shampoo our hair daily, so will oil build up interfere with the bonding (I shampoo weekly). Would it be possible to build an extension on to my neighbours side? Would it be possible to build an extension over my neighbors extension? Is it possible to use the window of their extension and plaster over it or are there certain rules to building over neighbouring extension? They have an extension and I want to join my extension to there one but I will need to cover their window so will it then become a party wall. I need to cover there window otherwise they will be able to see through to the extension that I want to build.
Who should pay the building fees for a house when a purchaser's survey has revealed that work needs to be done We've had an offer for the asking price accepted. Our survey has determined that the roof needs replacing (not the timbers thankfully) as it's at the end of it's life. (Victorian mid terrace) A quote has come back for about £3,500 for the job to include a replacement flat roof that also need replacing on an old extension at the back. Guttering also needed replacing, and this is also included. So... should the seller reduce the value of the house by the amount of the estimate, or am I as the buyer obliged to put money towards this? My gut feeling is that I should organise to get the work done, and be responsible for the quality of the builder's work, but that I shouldn't have to pay anything more for the house than what the survey says that's it's worth. The actual survey said the house was was worth £5,000 less than its asking price, whereas the building estimate was £3,500.. although the original survey suggested that the timber work in the roof might need replacing. Any ideas?
existing wooden built extension to house? we are buying a house which has an existing lean to extension made from wood and a polycarbonate roof.It has been up 6 years and as far as we are aware,it did not need planning permission.Can anyone tell me iff there is a legal length of time that it has been there so there should be no problems with authorities(UK).Thankyou in advance thankyou jeff,would it have needed building regs in 2006 do you know?

i am in the process of building an extension. should i fit a gas fire? or go for a wood burning stove. With gas and oil reached its peak, would I not be better turning to sustainable sources to heat my house? forgot to say, its a secondary heat source. i will have combi boiler in the house and two radiators in the room that I am potentially fitting the stove to. spoke to an expert on the whole scene today and he said the size of my house doesnt justify, financially, a pellet burning stove and just to get a stove for a nice effect.
how do I build an extension next to a party wall? I have a victorian semi detached house and want to extend out the back of the property. The extension would be about 10 foot x 10 foot and would be 2 stories. My problem is this... I have an existing party wall, where I ideally want one wall to be. Next door already has a single storey extension attached to this wall. The footings are no good, so I can't build on top of it , and can't use it for my extension. This means I need to come away from the wall to build a new wall, loosing space in the extension. Does anyone know how I can build as closely as possible to the existing wall? I don't have much room to play with so every inch is crucial!
